Mr. B’s Rustic Tavern is a restaurant/tavern located in downtown Howell, and has been owned and operated by David Wagner since 2007. The restaurant features high ceilings, hardwood floors, several pool tables, high definition TV screens, arcade games, along with a full lunch/dinner menu. Their building is situated on the corner of Michigan and Grand River Ave. This historic building was constructed in 1883 with an addition added in 1937.
While the majority of the building is used by Mr. B’s Rustic Tavern there is additional space that is leased to other small businesses that help offset the mortgage costs.
After considering the purchase for a few years, Mr. Wagner and April Orange of Citizen’s Bank agreed that the SBA 504 Loan Program was the intelligent way to finance the purchase of the building Mr. B’s had operated out of for years. By taking advantage of the SBA 504 Loan Program, Mr. Wagner was able to not only buy the building with less equity, but can now control the future of his business by owning the building versus leasing. Another benefit of the 504 Loan Program is the long-term interest rate offered in today’s low rate environment, Dave will be protected against future increases in interest rates.
